According to the Snohomish County soils survey, soils on the site are identified as "Alderwood Urban land complex, 2-8% slopes." LiDAR data indicates that approximate 26% slopes are located on the west side of the property, and approximate 28% slopes are located on the property line at 92nd Ave W, and approximate 19% slopes are located on the northeast corner. Slopes of 15%-40% with this soil type are considered Erosion Hazard Areas. A site visit indicated a steep slope with elevation change over 10' at the west property line and northeast corner of the lot. An approximate 10-foot retaining wall connected to the remaining house is located on the north of the property.
