W. and is currently developed with a single family home. Accordingto the Soil Survey of Snohomish County, soils on the subject site consist of "Alderwood Gravelly sandy loam 15-25% slopes". The site is relatively level alongthe southern portion adjacentto the street and begins to slope steeply off of the rear portion of the existing home. Perthe City's LiDAR data the slope alongthe northern portion of the property isgreaterthan 40%. Per ECDC 23.80.020.13.4 any s1ope40percent orgreate rthatexceeds averticaIheight of10feet,shaIIbe considered a potential landslide hazard. Since steepslopes are located on and adjacenttothe subjectsite, any land disturbing activity within 50 feetof the steepslope may be subjecttothe geotechnical report requirements ofECDC23.80.060 and ECDC 23.80.070. Additionally, perthe City LiDAR data, portions of the site contain slopes greater than 15%. The subject site contains slopes that are steep enough to be considered as both Landslide and Erosion Hazard Areas. No other critical areas were observed on oradjacentto the site. What does this mean? The critical area regulations are only triggered when an alteration is proposed to a critical area or its buffer. However, once an alteration in or near critical area is proposed, critical area studies and City review and approval may be required. What is an `Alteration'? According to Section 23.40.005 of the Edmonds Community Development Code (ECDC): "Alteration" means any human -induced actionwhich changesthe existing conditions of acritical area or its buffer. Alterations include, but are not limited to:grading, filling; dredging; draining; channelizing; cutting, pruning, limbingortopping, clearing, relocating or removi ngvegetation; applying herbicides or pesticides orany hazardous or toxicsubstance; discharging pollutants; paving, construction, application of gravel; modifying for surface water management purposes; or any other human activity that changes the existing landforms, vegetation, hydrology, wiIdlife or wildlife habitatvalueof critical areas.
