SW. and is currently developed with a single family home and detached garage. Soils on the majority of the site are Alderwood Gravelly sandy loam 15-25%, the western 1/8th of the property is Alderwood Everett Gravelly sandy loam 25-70%. The site slopes up from 94th Ave. W. and has a level area in the front yard. The portions of the property lying north and west of the home slopes down in northwesterly direction. There is a relatively level rear yard area but the majority of the north and western portions of the site contains slopes of approximately 33% according to city LiDAR maps. Per the City's LiDAR data the slope just west of the western property boundary is greater than 40%. Any portion of the site with a slope greater than 15% are a potential erosion hazard, and slopes greater than 40% are a potential landslide hazard. Since steep slopes are located on and adjacent to the subject site, land disturbing activity within 50 feet of the steep slope may be subject to the geotechnical report requirements of ECDC 23.80.060 and ECDC 23.80.070. An Erosion and Sediment control plan compliant with chapter 18.30 ECDC may be required for development on a site containing an erosion hazard area. What does this mean? The critical area regulations are only triggered when an alteration is proposed to a critical area or its buffer. However, once an alteration in or near critical area is proposed, critical area studies and City review and approval may be required. What is an `Alteration'? According to Section 23.40.005 of the Edmonds Community Development Code (ECDC): "Alteration" means any human -induced action which changes the existing conditions of a critical area or its buffer. Alterations include, but are not limited to: grading, filling; dredging; draining; channelizing; cutting, pruning, limbing or topping, clearing, relocating or removing vegetation; applying herbicides or pesticides or any hazardous or toxic substance; discharging pollutants; paving, construction, application of gravel; modifying for surface water management purposes; or any other human activity that changes the existing landforms, vegetation, hydrology, wildlife or wildlife habitat value of critical areas.
