During a review of the plans by the Building Division for compliance with the applicable building
codes, it was found that the following information, clarifications, or changes are needed. Reviews by
other divisions, such as Planning, Engineering, or Fire, may result in additional comments that
require attention beyond the scope of this letter. Items that recur on this list appear in italics.
GENERAL:
1. Energy credit references la. The energy code has changed WSEC 2018 is the correct edition.
Please verify energy calculations and show on plans.
2. Due to the change in forces lateral, vertical and seismic, please have an engineer evaluate if
the proposed kitchen extension can be supported by the existing footings and foundation wall.
Please note this on the plans.
3. The plans reflect more beans than are represented in the calculations package. Verify all
beams and posts are in the structural calculation package. Please clearly identify beams.
Matching names between the plans and calculation package eliminates any confusion.
4. Deck posts exceeding 48"require lateral support through knee bracing.
5. Plans do not show a deck detail. Please include a detail that shows the construction of the
deck. Include materials and ledger size. Minimum ledger size is 2x8 show through detail how
this is connected to the structure.
6. Lateral ties are required at the connection to the structure. Refer to IRC 2018 Figure R507.9.2
(2) for more information.

7. Cantilever is outside prescriptive guidelines. Correct on the plans and in the calculations.
Refer to IRC 2018 R507.5 DECK BEAMS for more information.
8. Please show a detail of the isolated footings. Include size of the footing as well as the depth in
relation to finished grade. Also include any re -enforcing steel used as well as all anchors.
Upon review of the resubmitted documents, additional conmvnts may be required.
MyBuildingPermit.com submittals: Please upload a complete new set of plans, calculations etc. to
your application on httpsl/mybuildingpermit.com/. A written response letter that is in itemized letter
format is required. Indicate where the `clouded' or otherwise highlighted changes can be found on
the revised plans. Upon receipt the re -submittal will be routed for review(s).
Other Submittals: For applications received prior to or not yet available on MBP, please email a
complete new set of plans, calculations etc. to onlinepermits(a,edmondswa.gov. A written response
letter that is in itemized letter format is required. Indicate where the `clouded' or otherwise
highlighted changes can be found on the revised plans. Upon receipt the re -submittal will be routed
for review(s). If the file sizes are too large, please contact your permit coordinator for other re -
submittal options.
