The reason we propose to divide the ?property in the manner shown is that
it is the only wa,y in which it could be divided, making both parcels ce-
sirable.
In regard to the deiveway easement, as far as the lot itself goes, it
could be placed on either the south boundary or the north boundanr. How-
ever, the lot slopes slighitly to the north and because of this and, also,
for appearances' sate, we feel it might be more desirable to have it on
the north boundazy. The sketch shows it tentatively on the south side,
mainly because of the Garage building which is situated approx. 15 feet from
the north ,property line. I,f. the driveway easement were approved for the
north boundarythe garage -wmuld be removed to make room .for the drive-
T.'ay, if necessaxy%. However, the garage building is structurally in `food
condition and could be used as such. if redesigned to confoina ti*ith any
new construction.

Mr. Larson said there had been a question about some sort of r/w to extend between Demery
Road and 72nd W. A proposal had been submitted, and he gave the Planning Commission a
revised sketch which had been submitted to him. The property on the south has potential
for subdivision or platting, but not until such time as the sewers are put in. Mr. Meyring
said that at the present time they are in the process of acquiring Tract 87, and the appli-
cant has right to easement to serve Tract B. Question of where it will be located. They
propose that an easement road be connected to the proposed right-of-way.
There was no discussion from members of the audience. Mr. Larson said he would propose
putting the road on the Comprehensive Plan and would request a hearing. The only other
access is private. It was determined that that portion of the proposed right -of --way lying
within the subdivision could be dedicated, although Mr. Fitzberg would have to get a release
from the fee simple owner.
It was then moved by Mr. Haines, seconded by Mr. Propst, that subdivision request No.
S-46-66, as submitted at this meeting in revised form, be approved subject to the dedi-
cation of 50' r/w to the City on Lot 87 and that portion of Lot 88 lying within Lot B,
and of proper 25' easement access to Lot B, together with dedication of 5' r/w on Demery
Road, and conditional on compliance with engineering standards in regard to grade cuts
and fills. Motion carried.
S-47-66, Del Dern 6 Bertha Nelson - 4-lot subd. at 17216 - 76th W. (cont'd from 9/21/66)
Mr. Larson reported on engineering requirements as set forth in the Check List submitted
to the Planning Commission, including a requirement for dedication of 30 feet of right-
of-way for 173rd S.W. from south portion of the property. A revised sketch had been
submitted.
There was no comment from the audience. It was moved by Mr. Stallbaum, seconded by
Mr. Thompson, that subdivision No. S-47-66 be approved as submitted in revised form,
subject to engineer's requirements as previously set forth. Motion carried.
S-49-66, Wendell S. Faneuf - 2-lot subd. on Olympic View Dr. at 174th S.W. (cont'd from
9/21/66)
A revised sketch had been submitted. Mr. Larson reviewed engineering requirements as
submitted in Check List. He noted that the existing road is not located in the right-of-
way; however, the subdivision as submitted adequately provides access from the r/w. The
problem of trying to relocate the roadway into the r/w is something that has to be
resolved by the City, but no need to hold up the subdivision. No road dedication is
needed.
There was no comment from the audience. The Planner recommended approval as submitted.
It was moved by Mr. Stallbaum, seconded by Mr. Thompson, that subdivision File No.
S-49-66 be approved in accordance with revised sketch wherein the two lots abut on
Olympic View Drive. Motion carried.
IS-50-66, Vernon F. Pletz - 2-lot subd, on Talbot Rd. SW of Frederick P1.
Affidavit of poster presented. The application was reviewed and letter attached to
the application read.. Mrs. Shippen reported that she and Mr. Haines investigated the
subdivision; that the lots are of more than adequate size, with the back lot reached
by a 20' easement, which the applicant has stated he prefers on the north, although
it is indicated on the south. The garage would come out if it is put on the north side.
Engineering requirements indicated dedication of a 5-foot strip, east side of Tr. 34.
Mr. Lyle Nichols attended in the absence of Mr. Pletz, stating that he also has property
in Talbot Park and is in favor of the subdivision.
Mr. Haines said the only possible objections were those raised earlier in the meeting by
other residents of Talbot Park. Inasmuch as it appeared to be impossible at that time
to put a road between, even though an easement may not be the best method, it seems to
be the only one. It was then moved by Mrs. Shippen that subdivision No. S-50-66 be
approved with the easement on the north boundary of the front lot, and subject to the
requirements of the City Engineer, as set forth in the Check List submitted to the
:Planning Commission. On second by Mr. Stallbaum, the motion carried.
