REF: 15712 - 72 AVE. WEST EDMONDS, WASHINGTON
This letter is in regard to the changes made in the plans regarding the above referenced project
after May 27, 2019.
The changes have been incorporated into plans as follows:
S101:
1. In Section F (statement 1), risk category of the building has been changed from 'Risk
Category III (Buildings and other structures, the failure of which could pose a substantial risk
to human life)' to 'Risk Category II (All buildings and other structures except those listed in
Risk Categories I, III & IV)' to consider more suitable loads.
2. In section G (statement 3), wind exposure category has been changed from 'Exposure B'to
Exposure D' to consider more suitable loads.
3. In section G (statement 5), design wind pressures for exterior walls have been changed as
per the changed wind exposure category requirements.
S102: No change
S201:
1. Footing on GL A between GL 3 & GL 4 has been changed for the newly added moment frame
(Hardy's HFXMF1212) above as per manufacturer specifications.
2. For the foundation along Grid line 3 (in between GL A & GL C) holdowns of the shear walls
have been changed from Simpson HD7B to Simpson HD12, Anchor bolts under the walls
have been changed from AB-3 to AB-2 as per the design requirements.
3. New footing under the new shear wall has been added between grid lines E & F and grid
lines 2 & 4 as per the design requirements.
4. New base plate and its corresponding steel column has been added on intersection of GL 4 &
GL D replacing the wood post as per the design requirements.
5. Slab thickening and its associated detail has been provided under the stair landing columns
as A/S201 to support stair loads.
6. Two new Embed plates EM-1 and their corresponding steel columns have been added on the
intersection of GL A & GL 4, intersection of GL A & GL 7 to support steel columns replacing
Simpson moment frame.
S202:
1. Steel beam and steel column configuration has been provided to replace the Simpson
moment frame on GL A between GL 4 & 7 as the Simpson moment frame was unavailable.
2. Hardy's moment frame (Hardy's HFXMF1212) has been used along GL A between GI-3 & 4 at
owner's request as the Simpson moment frame was unavailable to contractor at that time.
3. In wall schedule, the grade of lumber to be used for load bearing exterior and interior walls
has been changed from DF#1 to DF#2 for the purpose of design optimisation.
4. The overhang portion between GL 3 & 5 on the left of GL A has been removed in compliance
with the Architectural drawings.
5. Headers changed to flush beams to accommodate ceiling height changes by the architect as
per owner's request.
S203:
1. In wall schedule, the grade of lumber to be used for load bearing exterior and interior walls
has been changed from DF#1 to DF#2 for the purpose of design optimisation.
2. Framing changed b/w GL 5 & 7, GL E & F in compliance w/ the architectural drawings and
relevant changes have been made in the beam schedule.
3. Headers changed to flush beams to accommodate ceiling height changes by the architect as
per owner's request.
S204:
1. The roof over the deck of upper floor between GL E & G, GL 1 & 2 has been removed in
compliance with the architectural drawings.
2. The roof overhang between GL A & A.1, GL 3 & 4 has been removed in compliance with the
architectural drawings.
3. In wall schedule, the grade of lumber to be used for load bearing exterior and interior walls
has been changed from DF#1 to DF#2 for the purpose of design optimisation.
4. Headers changed to flush beams to accommodate ceiling height changes by the architect as
per owner's request.
S205: No change
S301: No change
S302:
1. In detail 2, Tie down at every joist has been changed from Simpson H6 to Simpson H8 as per
design requirements.
S303:
1. Detail 33 has been revised to match w/ the window width shown by the architect in
compliance w/ architectural drawings.
S304:
1. Garage openings elevation (Detail 1) showing configuration of structural components along
GL A has been made for clarification.
2. Detail 2 and Detail 3 has been added for clarification.
S305:
1. Detail 1,2 and 3 has been added for clarification.

All the changes have been incorporated in the plans.
