During the course of construction for the 23400 Highway 99 project, a small series changes to the
approved building permit documents have taken place. These changes have been communicated with
the City of Edmonds previously to either the building or planning department. This letter serves as an
overview of the changes in the post -permit revision.
1. Removal of Door ST-13102
a. The building permit plans show a door separating the Stair B exit stairway and the exit
passageway at the level of exit discharge. Per IBC 2015 Section 1023.3.1 Exception 2,
"Separation between an interior exit stairway or ramp and the exit passageway
extension shall not be required where there are no opening into the exit passageway
extension". The exit passageway that connects to Stair B does not contain openings
from any other spaces. Therefore, the Exception 2 noted above can be applied to this
situation and Door ST-B102 is not required. Please see A312.
2. Revision to Transformer Vault Room Location
a. After the building permit was issued Snohomish County Public Utility District directed
the location of the transformer vault room to shift to allow required clearances from the
north property line. The vault room shifted south approximately 10'-6". Please see
A100.
3. Removal of Garage Door 200A
a. The exterior garage door 200A, which separated the guest parking area from the
exterior, was removed. Garage door 200E remains to provide secure residential
parking. Please see A113 and A600.

Removal of corner balcony and corresponding revision to exterior wall of Unit D7
a. The balcony revisions were reviewed with the planning department. At the Unit D7, the
balcony was removed and exterior framing revised to comply with land use code.
Please see A102 for typical stacking condition at Unit D7.
Revision of Roof Assembly Detail at 2-hr fire -wall
a. The roof -to -wall assembly detail at the 2-hr fire -wall showed continuous fire -retardant -
treated plywood per 2015 IBC 706.6 Exception 4.3 in the approved building permit
plans. 2015 IBC 706.6 Vertical Continuity Exception 4.3 also allows for the roof to be
protected with "5/8" Type X gypsum board directly beneath the underside of the roof
sheathing, supported by minimum 2 in. ledgers." Detail 1/A804 was revised to reflect
the allowable use of Type X gypsum board in lieu of fire -retardant -treated plywood.

Revision of Floor Assembly Detail at 2-hr fire -wall
a. The approved building permit plans included a code modification request to allow fire -
retardant -treated plywood to continue through the 2-hr fire -wall at the floor levels in
order to maintain structural continuity of the floor diaphragm. The code modification
request utilized 706.6 Exception 4.3 for the assembly detail at floors. The revised
assembly utilizes the alternate use of 5/8" Type X gypsum board which is allowed to
accommodate the fire -protection at the floor level. Detail 6/A804 shows the revised
condition at the intersection of the 2-hr firewall section at the floor. Please see 6/A804.
