Applies to all newly constructed areas and components of existing areas
that are disturbed/altered.
• Existing: 4" topsoil/loam over glacial till to excavation depth
• Verify 2000+ psi at footing level
• Bottom of footing at 18" min. depth from finished grade
• Backfill partially with native soil over drainage fabric
REBAR:
• Schedule 60 to be used ASTMA615
• Assumed to be #4 (1/2 inch) unless otherwise noted.
• Min. distance to exposure: 3" bottom of footing, 2" sides of footing, 1.5" to earth/weather
• Lapping minimum: top bars 29", all others 11"
• Connection to existing foundation requires drilling and epoxy of matching rebar pattern to new
foundation with appropriate lapping and ties. Epoxy to be Simpson SET epoxy. Minimum embedment
is 12" where possible and 5" on 6" facing sides. Special inspection may be required by the City.
CONCRETE:
• 2500 PSI foundation mix with no additives; set for pumping
• Can be 2 pours or mono -pour
• Anchors: 5/8" diam. 48" o.c. min spacing, 4.125" min embedment and hooked under rebar

• Roof sheeting: 15/32" CDX with P140/20 and plywood clips; OR 5/8" CDX. Sheets to be oriented
perpendicular to framing members. No plywood clips needed with 5/8" material.
• Wall sheeting to be 7/16" osb or 15/32" CDX with min span rating to match 16" o.c. framing.

• All positive connections are listed with Simpson Strong Tie part numbers
• Nail sizing:

FRAMING NOTES:
• Floor framing: Treated post with HF #2 solid beam. Positive connections per 6-1. Solid full ht 2x
blocking over floor beam. Double joists under parallel walls.
• Floor and roof sheeting oriented perpendicular to framing members with each 4' edge landing on solid
2x framing. Nailing per schedule.
• Braced Wall Sections sheeting to be oriented vertically and continuous from the bottom plate to the
top plate of the wall. Vertical laps require solid full depth 2x blocking with vertical half lap of sheeting
to blocking with appropriate edge nailing each piece. Horizontal laps must land on full height stud.
• Headers: See minimum header sizing on window and door schedules and floor plan; although 46 DF is
planned for openings under 5'0". All headers to be supported each end with 1 cripple and 1 full ht.

ENERGY CODE INFORMATION
Following the sepeartely attached N5EC form for the 2015 Prescriptive Energy Code Compliance,
the 2 categories selected to meet the 3.0 credits include efficient water heating 5.5 for 2 credits;
and High Effieciency HVAC 3.2 for 1 additional credit. In addition, the following will apply to all
newly constructed areas:
Nalls: R21 insulation
Floor: R30 insulation
Ceiling: R4cl insulation

The new space to be equipped with an air -sourced centrally ducted heat pump with a minimum
HSPF of q.5. The 100% electric heat pump compressor will be located exterior of the home and the
heat exchanger/blower unit to be located in the floor plan. All supply and return ducts to be
insulated and placed inside the building envelope and/or buried in attic insulation.
The exact model of these unit is unknown. The HVAC contractor is to supply and install these units
while following the H5PF 11.5 efficiency rules. Documents and placards on the equipment will be
available to the City inspector.
