REV2 REVIEWED PLN_BLD2021-0929+WETLAND INFO+1.29.2023_7.14.02_PM+3339377ENVIRONMENTAL CONSULTING December 8, 2022 Christi and Todd Flynn 8229 Talbot Road Edmonds, WA 98026 RE: Addendum to Critical Area Study, Habitat Assessment, and Buffer Mitigation Plan for 8229 Talbot Road Dear Christi and Todd, The purpose of this addendum to the submitted Critical Area Study, Habitat Assessment, and Buffer Mitigation Plan (Wetland Resources, Inc., dated June 25, 2021) is to document changes to the proposed mitigation plan based on the final approved development plan. The original development plan included an addition to the existing single-family residence, a new paved parking pad adjacent to the existing driveway, and the reconfiguration of existing steps, walkways, and landscaping around the home. Mitigation in the form of buffer enhancement was proposed at a 1:1 ratio to compensate for 589.7 square feet of buffer impact for the addition to the home, to be located over a portion of the existing driveway, and at a 3:1 ratio for the new parking pad. During the permitting process, the new paved parking pad was removed from the proposed development plans. The mitigation plan has been adjusted to reflect this change. The proposed mitigation now consists of a total of 590 square feet of buffer enhancement. Please refer to the enclosed Addendum Map for the location of the proposed buffer enhancement areas.
