Work will not break the foundation line or add square footage to the existing livable area. In Scope: 1. Removal of existing wall and floor finishes (paneling, carpet, vinyl) 2. Establish new bathroom location in existing "den" location 3. Establish new laundry room in existing "office" location 4. Open necessary walls and ceilings to facilitate plumbing, electrical, and mechanical installations 5. New framing construction necessary to achieve desired floorplan in compliance with applicable Washington State Building Code /International Residential Code (2018) 6. Installation of necessary insulation and air barriers in accordance with applicable Washington State Residential Energy Code (2018) 7. Installation of ducting and exhaust to facilitate establishing ventilation in bathroom and laundry spaces in accordance with applicable Washington State Building Code /International Mechanical Code (2018) 8. Installation of drywall, paint, and finishes (post -inspection) Out of Scope: 1. All plumbing rough in work to establish water and drain service to new bathroom and laundry, as well as re -pipe of water and drain lines accessible through the exposed downstairs walls will be governed by a separate permit and design plan, obtained and administered by licensed contractor (#2022-1026) 2. All plumbing finish work will be governed by a separate permit and design plan, obtained and administered by licensed contractor (#TBD) 3. Plumbing that crosses the joist line to the upstairs (bathroom fixtures and kitchen) is considered out of scope 4. Electrical work including new service, panel upgrades, lighting plans, heaters, smoke & CO detectors, and installations. All electrical work will be governed by a separate permit and design plan, obtained and administered by licensed contractor (#TBD) 5. Any structures not part of the downstairs living space. 6. Any downstairs structures not being disturbed by remodel including stairs, understairs crawlspace, existing windows and exterior doors. General Specifications Framing: - Blue colored walls on the design plan will be opened, revised, or added new. - Interior walls are framed with 2"x4" fir studs, unless otherwise noted. - Structural posts (4"x4") as well as King and Jack studs will be used as supportive structures for headers in doorways and across open spans. - Beams will meet or exceed a thickness of 1" per linear foot of open span Energy Specifications: Air Sealing: All ceiling, walls, and floor gaps, joists, fixtures, recessed lights, ducting and any other penetrations will be sealed with impermeable caulk or spray foam to prevent air leakage. - Exterior contacting concrete walls will be treated with 2 coats of moisture barrier paint applied to bare, clean concrete. This includes the shower/tub installed on an exterior wall. - Cavity insulation of R3 per inch of depth will be installed. Cavity fixtures, ducts, wiring, pipes, and any structural features such as rim joists, ceiling and floors will be insulated. - Vapor barrier will be installed on all exterior walls on the warm side of the wall (between insulation and drywall) Mechanical: - Ducting for Panasonic Whisper 120 cfm, local exhaust fans (one each in the bathroom and laundry room) to be installed and connected via 4" smooth -wall ducting, vented no further than 10 feet from outside exhaust vent. - Vent to outdoors through exterior wall above rim or end joist, not less than 12 inches from ground level and at least 3 feet from any building opening or property line. Fire/Electrical: Smoke detectors will be installed in each sleep room and in hallways outside of sleep rooms.
