Edmonds WA 98020 To Whom it May Concern, J2 Building Consultants, Inc. (J2) is providing weatherization design and detailing for the proposed exterior building renovation at the property noted above. Limited structural design for walkway/stairway repairs is also being provided. The project includes 5 residential wood framed buildings, originally constructed in 1983, totaling 29 residential units and a single common area room. Exterior access for the residential units is via a combination of hardscaped walkways and elevated walking surfaces. The proposed project includes replacing the water damaged elevated walkway surfaces, sheathing and soffits with new materials. The purpose of this memo is to clarify our design assumptions in regards to walkway assembly fire ratings. The proposed project design intent includes maintaining all existing fire -ratings. It is not intended as a comprehensive retro-fitting of the fire resistance of existing building assemblies. It does not appear that the exiting walkways consist of a fire -rated system. The existing assembly includes a single layer of plywood under the waterproofing membrane surface, and there is a vinyl plywood soffit under the framing that is un-vented. The proposed assembly is to "upgrade" the fire rating to a 1-hour assembly in general conformance with GA file FC 5420. However, the proposed assembly also includes venting the joist spaces by adding soffit vents as required by IBC Section 2301.12.2.6. While this likely reduces the intended GA assembly fire rating, in our opinion, the proposed assembly is not less fire resistant compared to the existing assembly.
