Project Description
Sidesway Engineering was retained by Chermak Construction to perform analysis and design as necessary
to obtain a building permit for the proposed remodel to the existing single-family residence located at
23313 Humber Lane in Edmonds. The remodel will replace the existing main floor bay window on the
west elevation with a 12' sliding door. This is a 2'-2" enlargement of the existing rough opening.
The existing roof is conventionally wood framed with joists spanning between the exterior stud bearing
walls with ceiling joists acting as collar ties. The existing floor is framed with joists spanning between
interior and exterior stud bearing walls. There will be no change to the existing foundation.
The lateral force resisting system consists of sheathed roof and floor diaphragms spanning to various
wood stud shear walls around the perimeter. The length of removed shear wall does not result in a
change in resisting wall length greater than 10%. Per the provisions of the 2018 IEBC, the lateral force
resisting system may be considered adequate and no further analysis is required. We are conservatively
requiring post -installed anchor bolts and holdowns be added to the 3' wall south of the new sliding door
since it will be opened up as part of the remodel.
All existing framing and dimensions were taken during a site visit performed by our company.

Provide gravity calculations for the proposed remodel as required to obtain a building permit.

This is a Risk Category II structure designed for the following loads:
Dead Loads: 15psf (roof), 12psf (porch roof), 15psf (floor), 9psf (exterior/interior walls)
Snow Load: 25psf
Live Load: 40psf (floor)
Project Summary
The proposed remodel at the single-family residence as designed in the following calculations conforms to
the 2018 IBC and IEBC. Refer to the calculations for structural framing requirements.
