Subject: Letter of incomplete application, Prestige Care skilled nursing facility ADB/CUP

Dear Mr. Wilson,
The City of Edmonds has reviewed your application for design review and a conditional use
permit to replace the existing skilled nursing facility at 21008 76th Avenue West with a new
facility. Before continuing with the review of the permit, however, the following information is
required:
1) Landscaping plan and plant schedule prepared in accordance with ECDC 20.13. Type
II landscaping would be appropriate for the northwestern portion of the building
adjacent to the single-family zoned parcels while Type III would be suitable for the
rest of the internal property lines. Type IV landscaping would be appropriate along
the 76th street front while Type V landscaping is required for the parking lot.
Street trees can be included in the right-of-way or within 4' of the street property
line — a Pyrus Calleryana 'Capital'/Capital Pear was chosen for the newer condo site
to the north at the intersection of 76th and 208th but the species will be verified with
the Parks Department.
2) Color renderings of elevation drawings (Sheets A3.0 and A3.1). A SketchUp model or
similar could be substituted.
3) Eight (8) sets of large, scaled, plans and one (1) set of small, scaled, plans (11 x 17).
4) Scaled elevation drawings showing 4:12 roof pitch compliance above 25'.
5) Night-time view of proposed building lighting as seen from 76th Avenue.
6) The transformer and hotbox shown at the street front should be buried or relocated
to the interior of the site and screened/camouflaged.
Please keep in mind that a complete response to this information request must be received
within 90 days or the application will lapse for lack of information (ECDC 20.02.003.1)).
