Engineering has reviewed and approved the subject application. Please note, approval of the
design review and conditional use permits shall not be interpreted to mean approval of the
improvements as shown on the preliminary plans.
A traffic impact analysis worksheet was provided indicating a reduction in the number of beds
provided at the new facility as compared to the existing facility. It has therefore been shown
that no traffic impact fees are due with this project. As the assessment of traffic impact fees
occurs at the building permit phase of the project, this calculation will be confirmed at that
time and revised as necessary to match the design should any changes occur.
The City's Stormwater Engineer has had several conversations with the applicant leading up
to the design submittal to ensure proper understanding of City Codes and the Stormwater
Supplement. The preliminary plans reflect this understanding and is found to be adequate for
this phase of the project. A detailed review of the stormwater management system design will
occur at the building permit phase of this project.
Compliance with Engineering codes and construction standards will be reviewed with the
building permit application for development of the site. Applicant is encouraged, wherever
feasible, to incorporate pervious pavements, rain gardens and/or other low impact
development techniques into the project design.
