ADU Conditional Use Permit
Pursuant to Sections 20.02.002 and 20.21.025 of the Edmonds Community Development Code
(ECDC), your land use application for a Conditional Use Permit for an Accessory Dwelling Unit at
23917 76th Ave W (PLN2023-0073) meets the procedural submission requirements and is
considered complete in accordance with ECDC 20.02.003.
The City will issue a Notice of Application pursuant to ECDC 20.03.002 within two weeks and
request comments from adjacent property owners within a 300 ft radius of the subject
property. The Notice will also be published in the Everett Herold and posted at the Edmonds
Planning & Development Department and Public Safety Building. I will also install a small blue
project notification sign onsite as well. Comments will be accepted for fifteen days from the
date the Notice is published.
While the application is procedurally complete, you must submit required additional
information and clarifications prior to our continued review of the application.
The Engineering Department may have additional comments upon their review. Staff will
contact you as our review continues if additional information is necessary.
Planning Comments:
1) ADU Size: Per ECDC 20.21.030(C), an ADU cannot be larger than 800 sf. Please
adjust the size of the ADU to meet this requirement.
2) Site Plan Accuracy: Please ensure that the site plan is consistent with the recorded
Lot Line Adjustment survey (attached). Please recalculate structural lot coverage
based on lot size indicated in the recorded survey (8,664 sf).
3) Heat Pump in Setback: Heatpump on the north of the subject property must meet
required 7 %' setbacks, unless you can demonstrate that it is less than 36" in height.
According to ECDC 20.02.003(D), the above requested information must be submitted
within 90 days or the application will expire.
