Background Information:
The client is planning to demolish the entire subject property and has requested a Full good -
faith asbestos site survey to determine if any of the building materials within contain asbestos.
Property description:
The subject property is approximately 2268 sq feet, originally built in 1910, effective year mid
80's. The outside is wood cedar siding, composition roof, sheet vinyl windows. The inside of
the structure is hardwood flooring, wall to wall carpet, tile and sheet vinyl floors. Heat is gas
forced air.
Summary -
Based on the results of the sampling performed on the subject property and the description of
the work that is to be performed there are NO identified building materials inside or outside of
the property containing asbestos materials (PACM):

Purpose of Survey:
A hazardous material inspection is intended to investigate structure for potential ACM, sample
and provide accurate results to the customer in accordance with 40 CFR 763.86, the EPA
regulations for Asbestos Hazard Emergency Response Act (AHERA). Sample test results will be
displayed in the survey. Depending on the material sampled, there may be multiple layers
within each sample. These layers you will find broken out within each sample on the results
report. Each layer of the sample is prepared onto individual slides to be analyzed to provide
the most accurate result.
Asbestos Material Note: Per Labor and Industries
For any activity involving greater than 48 square feet or ten linear feet of ACM that may release
asbestos fibers into the air (demolition/renovation), written notification must be given to the
L&I regional office by the qualified contractor no later than 10 days prior to the start of the
project (Washington Administrative Code[WAC] 296-65-020).
For activities impacting materials with less than 1 percent asbestos content, the contractor
will need to follow work practice requirements as given in WAC 296-62-07712(2), particularly
use of wet, non -aggressive methods and prompt clean-up. Vacuums used must be HEPA
filtered. Worker training must include two-hour asbestos awareness training. Respiratory
protection must be based on overall dust levels. A competent person o the site must be
assigned and trained under requirements of WAC 296-62-07728.
Sampling Methodology:
Asbestos is a generic name given to a number of naturally occurring hydrated mineral silicates
that possess a unique crystalline structure, are incombustible in air, and are separable into
fibers. Asbestos includes asbestiform varieties of chrysotile (serpentine); crocidolite
(riebeckite); amosite (cum mingtonite-grunerite); anthophyllite; tremolite, and actinolite.
Inhalation of asbestos fibers has been linked to diseases such as asbestosis, lung cancer, and
mesothelioma.

Friability'
Fri -ability ACM is any material containing more than one percent asbestos (as determined by
polarized light microscopy) that, when dry, may be crumbled, pulverized, or reduced to powder
by hand pressure. Non -Friable ACM is any material containing more than one percent asbestos
(as determined by Polarized Light Microscopy) that, when dry, cannot be crumbled, pulverized,
or reduced to powder by hand pressure. Under the Asbestos NESHAP, non -friable ACM is
divided into two categories. Category I non -friable ACM are asbestos -containing resilient floor
coverings (commonly known as vinyl asbestos tile (VAT), asphalt roofing products, Packaging
and gaskets. These materials rarely become friable. All other non -friable ACM are considered
category II non -friable ACM.
Limitations:
There are limitations to any survey. First, surveys are designed to have the inspector take
samples at random when following the method. This is important to understand because it is
impossible to sample every square inch of a structure. Areas that are not addressed in this
survey must be considered homogeneous materials, unless requested in an additional survey.
Excluded from the survey are toilets, hot water tanks, light fixtures, HVAC units, and all other
appliances that may still be present in the building at the time of the survey but will be
removed before the demolition of the structure. Other limitations may be when the inspector
cannot access areas during the survey. This could be any multitude of reasons. For example, in
cases where destructive sampling is not allowed and the inspector is unable to sample beneath
many layers of flooring, or behind walls, structures or tight spaces. This report is in request and
for exclusive use of the client and their interested parties. The inspection and report follow the
general guidance recommended by AHERA, and no other warranty, expressed or implied, is
made. Any unauthorized use or use of this report beyond the scope is strictly prohibited.
Sampling locations were chosen to be representative of the homogeneous materials. Samples
of friable surfacing material were collected in a statistically random manner. In general, the
EPA random sampling protocol outlined in the EPA publication, "Asbestos in Buildings:
Simplified Sampling Scheme for Friable Surfacing Materials" (EPA 560/5-85-030a, October
1985) was followed. Samples locations for non -friable materials were in a manner that would
best represent the sampling group, while minimizing potential fiber releases.

All asbestos sampling performed by Seattle Asbestos of Washington is carried out pursuant to
40 CFR 763.86 as required by both AHERA and ASHARA. All Samples will be collected by an
AHERA accredited asbestos building inspector and analyzed by polarized light microscopy by a
laboratory accredited by the National Bureau of Standards (NBS). All asbestos samples are
taken under wet -removal method to limit the likelihood of airborne particles being released.
Destructive sampling was limited to accessible materials. No samples were taken that would
cause damage to the structural integrity of the building or endanger the inspector. If any
materials not covered in this report are discovered when work begins, they are to be assumed
to contain asbestos until further testing has proven otherwise.
Notes and Terms:
Homogeneous Sampling Area- An area or areas of suspected asbestos containing building
materials which appears similar throughout in color, texture, and date of material application.
Thermal System Insulation -Material applied to pipes, fittings, boilers, breechings, tanks, ducts,
or other interior structural components to prevent heat loss or gain, or water condensation, or
for other purposes.
Surfacing Material- Material that is sprayed -on, troweled -on, or otherwise applied to surfaces,
such as acoustical plaster on ceilings and fireproofing material on structural members, or other
materials on surfaces for acoustical, fireproofing, or other purposes.
Miscellaneous Material- Interior building material on structural components, structural
members or fixtures, such as floor and ceiling tiles, and does not include thermal system
insulation or surfacing materials.
Warranty
Seattle Asbestos of Washington warrants that the findings contained herein have been
prepared in general accordance with accepted professional practices as applied by similar
professionals in the community at the time of this report preparation. Changes in the state of
the art or in applicable regulations cannot be anticipated and have not been addressed in this
report.

The field and laboratory results reported herein are considered sufficient enough in detail and
scope to determine the presence, of accessible or exposed suspect containing building
materials in the facility at the time of inspection. Test results are valid only for the materials
tested.
There is a distinct possibility that conditions may exist that could not be identified within the
scope of survey or that were not apparent during the site visit. This inspection covered only
those areas that were exposed or physically accessible to the inspector. The inspection is
limited to the information available from the client at the time it was conducted.
No other guarantee warranties are implied or expressed.
Regulation Summary
A material is considered by the EPA and the State of Washington to be asbestos containing if at
least one sample collected from the homogeneous area shows asbestos present in an amount
greater than one percent (>1%) asbestos.
Asbestos containing building materials (ACBM) are regulated by federal, state, and local
agencies, which including but not limited to the following:
Federal Agencies
Occupational Safety and Health Administration (OSHA), under 29 CFR 1910.1001, 29 CFR
1915.1101, and 29 CFR 1926.1101.
Environmental Protection Agency (EPA) under 40 CFR 763, and 40 CFR 61. The EPA National
Emissions Standards for Hazardous Air Pollutants (NESHAP) require a survey for asbestos be
done on facilities that are to undergo demolition or renovation work. Materials found to
contain asbestos may need to be removed prior to the start of such work. The following is the
definition of a regulated asbestos containing material (RACM) under 40 CFR 61 Sub -part M:

Regulated Asbestos Containing Material (RACM) means (a) Friable asbestos material,
(b) has been subjected to sanding, grinding, cutting, or abrading, or (d) Category II non -friable
ACM that has a high probability of becoming or has become crumbled, pulverized, or reduced
to powder by the forces expected to act on the material in the course of demolition or
renovation operations regulated by this sub -part.
Category I non -friable asbestos -containing material (ACM) means asbestos -containing
packing's, gaskets, resilient floor covering, and asphalt roofing products containing more than 1
per -cent asbestos as determined using the method specified in appendix E, sub -part E, 40 CFR
part 763, section 1, Polarized Light Microscopy.
Category II non -friable ACM means any material, excluding Category I non -friable ACM,
containing more than 1 per -cent asbestos as determined using the methods specified in
appendix E, sub -part E, 40 CFR part 763, section 1, Polarized Light Microscopy that, when dry,
cannot be crumbled, pulverized, or reduced to powder by hand pressure.

No hard measurements were taken of this facility; all square/lineal footage figures are
approximate rough estimates to provide perspectives and scope. Abatement Contractors will
need to take measurements. It is the responsibility of the homeowner to delegate what
asbestos will need to be removed per there project scope. If a demolition will take place all
asbestos containing material will need to be removed prior to demolition.
