On Monday, May 15th I inspected the residence with you and Lisa at the above address. At your request
I have reviewed the proposed renovations and associated documentation. This letter is intended to
provide direction for the structural and non-structural modifications you have proposed.
2nd Floor modifications:
The roof trusses over the 2nd floor span the full width of the house. This indicates that the trusses were
designed without any interior supports and all of the 2nd floor walls are non-structural partition walls.
Therefore all of the proposed wall modifications and additions will not impact the structure of the house.
Main floor modifications:
All of the proposed main floor modifications affect only non-structural partition walls and do not require
any engineering. The proposed partition walls may be removed and new partition walls installed without
impacting the structure of the house.
Basement Modifications:
The basement modifications propose removing the hallway walls to create an open space. These walls
were framed with a 6x12 beam spanning between posts approximately 10 feet on center. The beam
supports the 2x10 floor joists of the main floor. The space under the beams was filled in with stud wall
framing. Based on my calculations the existing beam can span between columns under its current
configuration and does not need the support of the wall framing. Therefore the wall framing may be
removed provided the 6x12 beam and the support posts are kept in place.
The hallway wall of the existing laundry room may also be removed as the floor joists are spanning from
the exterior walls to the support beams and do not rely on this wall for support.
Note that during the inspection another beam in the existing rec room spans from the fireplace to the
stairwell wall. It is supported by a post at the stairwell wall. The beam has twisted slightly and is
noticeably out of plumb. I recommend that during the remodel activities this beam be straightened and
fastened to the post with Timberlok screws. I also recommend that the floor joists running over top of
the beam be toe nailed to the beam or connected with a Simpson A34 bracket. This will provide some
lateral bracing to the top of the beam and prevent it from rotating in the future.
