Scott,
Pursuant to your request, we are providing this letter to address the framing condition at the above referenced home in Edmonds, WA.
It has been reported to our office that there is an existing 3-ply ceiling joist supporting only ceiling that is parallel to the new 3'/z"xl 8"
flush bottom GLB and offset approximately 3'-6" towards the kitchen. A new double ceiling joist supports only the existing triple ceiling
joist and hangs into the new 18" GLB at about midspan. There is an existing vertical 2x4 nailer at the east entry side exterior with 2x4
existing sloping rafters bearing on top and 2x4 new ceiling joists hanging in. It has also been reported that there is an existing header
above a replaced sliding glass door across from the stairs that is to remain, and the existing framing above did not change, Please
note a representative from our office has not visited the site to confirm these as -built conditions, but photos were provided.
Based on our evaluation, the new 3'/z"x18" flush bottom GLB installed in accordance with the above referenced markups and the
existing header supporting the existing framing above the new sliding glass door are adequate to support all code required loading.
The existing 2x4 nailer shall be fastened to the existing double top plate with''/a"x3'/z" Simpson SDS screws at 12" on center.
Additionally, the existing rafters shall also be fastened to the existing 20 nailer with Simpson H3 ties at each rafter. Once the
hardware as described herein is installed, the framing shall be adequate to resolve all code required loading.
