Project Description
Sidesway Engineering was retained by the homeowner to perform analysis and design as necessary to
obtain a building permit for the proposed remodel within Unit 303 of the existing condominium building
located at 335 3rd Avenue in Edmonds. The remodel work involves the removal of ceiling joists within the
kitchen and adjacent hallway to match the dining room.
The existing structure is conventionally framed with sawn lumber joists spanning between bearing wall
lines that stack down to the basement. The original construction drawings were available for our use and
all existing framing and dimensions were obtained from these documents and confirmed by a site visit
performed on October 11th.
Scope of Work
Provide gravity calculations for the proposed remodel as required to obtain a building permit. The interior
remodel work does not affect the existing lateral system, and therefore wind and seismic analysis was
excluded from our scope of work.

This is a Risk Category II structure designed for the following loads:
Dead Loads: 12psf (roof/ceiling), 7psf (interior walls)
Snow Load: 25psf
Lateral Load: 5psf (IBC 1607.14)
Project Summary
The framing as designed in the following calculations conforms to the 2015 IBC and IEBC. The existing
roof joists are adequate to support the new ceiling load in addition to its' existing roof load. Removal of
the ceiling joists introduces a hinge point in the 2x4 wall because of an existing double top plate, thus
straps are required on each side of the studs to prevent the wall from buckling. Refer to the following
structural sketches for structural framing requirements.

did not perform a complete as -built to verify the accuracy of the provided data and we should be
contacted if there are any discrepancies with the assumptions contained within these calculations. We
assume the structure has no known deterioration or damage that would adversely affect capacity.
