We talked to Tristan in planning and he referred us to you for these questions: 1. Can we have garage and driveway access w/ curb cut off Daley ST? (most, if not all, other homes on street have driveway access off Daley) A curb cut on Daley Street, to City standards, will be allowed. The City restricts sites to alley access within our Downtown Business Area, but not at the location of the subject property. 2. Would we need to install sidewalks in front row? City code requires sidewalks to be constructed along the property frontage within the RS-6 zone, but currently a demo and rebuild would not trigger that requirement. A future code update (anticipated sometime this year) will likely change that, however. I'm not sure timing of your project, but wanted you to be aware. 3. If we decide to build ADU in SE corner of home, can ADU parking access off alley? It appears the current property takes access from the alley, which would indicate the alley has likely been improved to at least that point. If that is accurate, then we could safely say access could be allowed without additional research. The gravel in the alley may need to be refreshed to ensure hard surface the full width of the alley and the driveway/parking area on -site would need to be asphalt or concrete (not gravel). Any new hard surface area (within the alley and on -site) would count in the overall calculation of new/replaced area associated with the development.
