(AESI) is pleased to provide this letter regarding geotechnical plan review for the subject project. This review is based on recommendations provided in the following documents previously prepared by AESI for the project: • "Geotechnical Report Update, 83XX Olympic View Drive," dated March 19, 2019. • "Soldier Pile Shoring Wall Design Recommendations, 83XX Olympic View Drive," dated July 15, 2020. The March 19, 2020 report was an update to a previous geotechnical report prepared by Liu and Associates, Inc. (LAI) titled "Geotechnical Engineering Study, Proposed 3-Lot Short Plat, 8364 Olympic View Drive, Edmonds, Washington," prepared for Mr. Bill Ritter, dated September 26, 2005. At the time of the 2005 LAI study, the project site consisted of a single parcel with an existing home. The site was subsequently subdivided into three lots with the existing home remaining on one of the new lots. Our March 2019 report update addressed development of the remaining two lots (Lots A and B). At the time of our March 2019 study, project plans for Lot A had been completed and a geotechnical plan review was completed for Lot A as part of the updated report. In accordance with a request by the City of Edmonds, this letter addresses our geotechnical review of project plans for Lot B Kirkland I Tacoma I Mount Vernon 425-827-7701 1 www.aesgeo.com We have completed our geotechnical review of the following plans prepared for Lot B: • "Site Plan, Ritter SP - Lot B," prepared by Omega Engineering, Inc., dated July 1, 2020. • Architectural plans consisting of Sheets T1.0, A1.0, A1.1, A2.0, A2.1, A3.0, A3.1, A3.2, A4.0, A4.1, A6.0, A6.1, A6.2, and A6.3 prepared by Architectural Design Associates, PS, dated June 15, 2020. • Structural plans consisting of Sheets S1.0, S1.1, and S1.2, prepared by Mitchell Engineering, dated June 15, 2020. In our opinion, the plans reviewed reflect the recommendations presented in our above - referenced geotechnical report update. It should be noted that the original geotechnical report by LAI recommended use of a catchment wall upslope of the proposed homes to mitigate landslide hazards associated with the portion of the slope above the homes. The topography on Lot A is significantly steeper than the topography on Lot B. Slope inclinations on the portion of the slope above the location of the proposed home on Lot B range from approximately 24 to 27 percent. Given the moderate topography in this area, as well as the subsurface conditions at the site, it is our opinion that risk of landsliding is low and the catchment wall may be omitted for Lot B.
