Narrative
We are leasing the building that was formerly "The Neddlepointer". We'll need to
do tenant improvements consisting of building a 13ft x 9ft x 4ft tall bar with a 3
compartment sink, hand wash station, and commercial dishwasher being
installed. Those permits will be pulled by the plumbing company. We'll also need
additional outlets installed for the power. The electrical company will pull those
permits.
The construction type is V-B, and the old occupancy load is 93 based on
B/M/R-3/U classifications. We're proposing the EdWay Taphouse occupancy will
be 79 based on the interior mixture Group of A2/M assignments as listed on the
interior site plan. Our mercantile will be 328sgft of the main floor, consisting of
beer & wine to go, local art, and pre -packaged food items. Our A2 assignment
area will be 835sgft, including 12 tables for the dining areas. The remaining
areas of the building are storage, work areas, and corridors.
We share the building with the landlord who occupies the living quarters upstairs
(unit D), and the personal office spaces (Unit B & C) immediately above Unit A.
Based on the requirements of the Snohomish County fire Marshall the entire
building will be outfitted with fire sprinklers, fire alarm, and fire alarm monitoring.
That project will be handled by Columbia Fire Inc. including all required
permitting. Per instructions from Jennifer Lambert our Transportation Impact
Analysis has been intentionally left blank due to unclear ITE classification.
