CG Engineering was tasked with determining if the wall was bearing or if they could be removed. EXISTING BUILDING The existing building is a three-story condominium building with carports below. The roof has a low slope with sawn lumber joists supported on sawn lumber walls, interior posts, and beams. The floors consist of plywood sheathing supported by sawn lumber joists supported on lumber walls, interior posts, and beams. The foundation system is unknown but is likely conventional spread footings. The unit observed is located on the 1" floor above the carports. At the time of our site visit, the homeowner had the framing exposed. Refer to Photos 1-5. OBSERVATIONS & RECOMMENDATIONS Closet West Wall —After reviewing your existing framing, we have determined that the closet wall is NON -BEARING. It is, however, supporting a small area of the ceiling. The ceiling joists can be supported with (2) 2x6 HF#2 beam across the new 4'-0" opening. The (2) 2x6 beam should be supported at each end with (2) 2x4 HF Studs, minimum. Closet North Wall — At the location of the proposed register, avoid cutting the wall studs. The register should mount in between the wall studs. ...............................................
