NOTICE OF PRESENCE OF PROTECTED TREES ON PROPERTY
NOTICE IS HEREBY GIVEN this day of July 2024, by Pine Court Estates,
LLC ("Grantor"), as required by Grantee, City of Edmonds, pursuant to Edmonds Community
Development Code (ECDC) 23.10.085, that at least one protected tree as defined by ECDC
23.10.020.M is present on the Property described in Exhibit A hereto. This notice is being
recorded as a condition of issuance for a development permit related to the property. For more
information about which tree(s) on the Property are protected, consult City of Edmonds file
number PLN2023-0019.
The City of Edmonds has adopted ordinances that regulate protected trees. Prospective
purchasers are advised hereby that these regulations may limit the removal or pruning of
protected trees on the property. Please contact the City of Edmonds for specific information
about the applicable tree regulations.
This notice shall remain on the title records of Snohomish County until released by the
City of Edmonds.

Protected Tree Notice on Title
Per ECDC 23.10.085, developing sites with protected trees must record a notice on title with the
Snohomish County Auditor's Office prior to building permit issuance. Please sign and notarize the
attached document. Recording instructions for Snohomish County must be followed. Those can be found
HERE.
Options for recording include:
a. Provide the City processing fee of $126 plus the County recording fee of $306.50 ($303.50 for the
first page and $1 for each additional page), for a total of $316.50 and the City will record the
notice for you;
OR
b. Take the covenant to the County and record it for the County's recording fee of $306.50 and
return a copy of the recorded notice to the Edmonds Planning Division with the Auditor's
recording sticker on the copy.
- Please demonstrate that the Protected Tree Notice on Title for PLN2023-0019 has been recorded
with Snohomish County auditor's office.
