The site is located at 7328 2101h Street SW in Edmonds. The site location is shown in Figure 1. The Avid Landscape Office development is proposed to consist of 25 employees (19 field employees and 6 office employees) in the existing 768 square feet (SF) single-family residence and the 471 SF garage. The development will use the existing driveways. Matthew Palmer, responsible for this memorandum, is a licensed professional engineer (Civil) in the State of Washington and member of the Washington State section of ITE. Trip Generation The trip generation calculations for the Avid Landscape Office development are based on data published by the Institute of Transportation Engineers (ITE) in the Trip Generation Manual, II t' Edition + Supplemeni (2021). The average trip generation rates for ITE Land Use Code (LUC) 180, Specialty Trade Contractor, and LUC 210, Single -Family Residential are utilized for the trip generation calculations. The trip generation calculations for the Specialty Trade Contractor are determined using the number of employees as using the total square footage of 1,239 SF does not result in a realistic trip generation for the site. The trip generation is summarized in Table 1.
