Project Description
Sidesway Engineering was retained by the Edmonds Park Townhomes HOA to perform analysis and design
as necessary to obtain a building permit for the repair of an exterior beam that supports a single unit's
exterior deck at the 2nd floor of the existing townhomes located at 610 Daley Street in Edmonds.
The douglas fir beam does not support any load from the roof above, just a single unit's exterior deck.
The beam cantilevers approximately 7' beyond the exterior wall of the structure and supports the primary
beam that the deck frames into. The end of the beam is wrapped in siding however moisture penetration
has become a problem at the beam end, likely due to the geometry of the deck and the length of the
cantilever. The beam will remain in place and a new connection has been designed to transfer the forces
into the remaining wood in good condition. The contractor will locate the source of the leak and seal the
beam to prevent future moisture penetration.
The original construction documents of the building were provided to us for use.
Scope of Work
Provide gravity calculations for the beam repair as required to obtain a building permit. Provide framing
plans and details as necessary for permit issuance. The lateral system of the structure is not changing
therefore a lateral analysis was excluded from our scope of work.

Applicable Material Reference Standards (ACI, AISC, NDS)
This is a Risk Category II structure designed for the following loads:
Dead Loads: 15psf (roof/floor)
Live Loads: 25psf (snow)
60psf (deck/balcony)
Project Summary
The proposed beam connection repair as designed in the following calculations conforms to the 2021 IBC
and IEBC. Refer to the construction drawings for structural framing requirements.
