Dear Jerry,
RESUB

CITY OF EDMONDS
DEVELOPMENT SERVICES
DEPARTMENT
BLD2022-0989
This is a formal request to allow for minor deviation to proposed utility clearances. The proposed development of this
single-family residence is located on an existing pan -handle lot, where the width of the property accessing the site is 15'
wide. To detain the proposed storm run-off of the driveway within the private panhandle, a 36" detention pipe is being
proposed. According to the Geotechnical report, the site soil does not support infiltration due to the steep slope areas on
the west of the property. There is a concern of erosion and downgradient flooding if infiltration is used. The maximum
proposed driveway grades are 10%, which permeable pavement is only feasible up to 6% slope.

The required horizontal separation between water and storm is 5'; however, requesting to deviate to 3.5'. The required
horizontal separation between dry utilities and wet is 3'; however, requesting deviation for minimum of 0.77'. The requirec
separation between the storm and sewer is 5'; however, requesting deviation for 3.77'. The sanitary sewer stub has been
designed 3' away from property line to ensure work remains within the existing panhandle of the lot and not impact the
adjacent property. This deviation will not affect the appearance, safety and/or function of the existing public storm system.

Sorry, I am not clear. Do you want the 36" diameter detention pipe?
Thanks,

Ta ra,
We don't see any alternative and will likely be approved. Please be sure and add the driveway slope to one of the plan
sheets.
Note: this is not an official approval of this plan sheet.
Sincerely,

Good Morning Jerry,
Please the attached plan that shows what the utilities clearances would be if a 36" diameter detention pipe was placed in
the driveway. Please let us know how you would like us to proceed.
