PURPOSE AND SCOPE
A field representative of CG Engineering was on site on April 25, 2024, to evaluate cut wood floor
joists that were discovered upon partial removal of the drywall finishes within Unit D101. It is our
understanding that the drywall had been removed as part of a repair project.
EXISTING BUILDING
The existing unit is located at the first floor of a three-story multi -family building originally constructed
in 1987. The existing structure's roof and floor framing consist of sawn lumber joists supported on sawn
lumber beams, posts, and stud walls. The foundation system is assumed to consist of concrete slab on
grade and conventional concrete spread footings. At the time of our site visit, the gypsum wall and
ceiling finishes had been removed over a portion of Unit D101, including over the bathroom, front
bedroom, and a portion of the hallway and kitchen.
OBSERVATIONS & RECOMMENDATIONS
Cut Floor Joists — (2) floor joists above the bathroom were observed to be significantly notched
(refer to Photo 2). The full depth of the joists was cut out in order to route plumbing servicing
the unit above. This condition will require repair. We recommend blocking out around the
plumbing, which will involve sintering the (2) joists adjacent to the notched joists and installing
new beams and hangers to resupport the existing cut joists. Refer to Detail Sketch SK-1 for more
detail regarding the recommended repairs.
Pi in — The piping appeared to show signs of corrosion in some locations. The plumbing should
be inspected for leaking and repaired or replaced as required.
