The following corrections are required. Please respond to each of the comments in a cover Letter and by providing updated plans or other materials as necessary. Engineering Division comments may be forthcoming. Planning Division comments are below: 1) Survey: Please add the following elements to the conveyance survey: a. Current zoning of the properties (RS-12). b. Dimensioned setback information from proposed lot lines. Note: the proposal changes Parcel A to a flag lot with all setbacks being side setbacks (10-feet). c. Label all existing easements with applicable AFNs. 2) Setbacks: Per ECDC 20.75.050(C)(2), a lot line adjustment cannot reduce setbacks of existing structures below the minimum required by code or make existing nonconforming setbacks of existing structures more nonconforming than before. Please clearly label the patio assemblage on Parcel A and indicate if it is a structure or an on -grade patio.
