Our response appears in bold. 1. Setbacks: a. Pursuant to ECDC 21.90.020 and ECDC 21.90.150, retaining walls over three (3) feet in height as measured from the original grade are required to meet zoning setbacks. Minimum required side setbacks for the RS-8 zone as applied to the subject site are 7.5' (measured from the north and south property lines) Please add detail to plans showing dimensions for the top and toe of the retaining walls. The retaining wall has been revised to meet the 7.5ft setback requirement. The top and bottom of the wall are noted on the plan. The retained height is noted on the elevation. Our response appears in bold. GENERAL 1) Please provide a letter from the neighboring property to the north that allows the two northern wall anchors to be placed on their property. The proposed retaining wall has been shortened to meet setback requirements, and the grouted anchors have been angled to remain within the Owner's property lines. There is no longer proposed work on the neighbor's property. Please refer to attached revised structural drawings. 2) If construction vehicles are to be entering and exiting the site, then please show the construction entrance on the plan sets. Hand equipment will be used for the construction of the wall at the rear of the house. The asphalt driveway at the front of the Owner's house will serve as the construction entrance and will be used for the construction vehicles and equipment lay down area. This location has been noted on the revised plan (1/S2.1). 3) Show all City easements within the plan sets. We are not aware of any City easements within the plan area. 4) Show all private easement information within the plan sets. The structural drawings have been revised to show the proposed sewer easement with the neighbor. Once the drawings have been approved this private easement will be recorded with King County. Please advise should you need a copy of this easement. The existing sewer line is shown on 1/52.1. One city sewer clean out is located on the property. 6) All utilities should be shown from the city main line/lateral to the structure. The sewer line continues approximately 100ft beyond the south property line before meeting up with the city main line. A note has been added to 1/52.1 to reflect this information, please refer to revised structural drawings. TESC 1) Show filter fence on the plans and incorporate and reference City standard detail ER-900. Please refer to revised 1/S2.1 and detail 7/53.1 for silt fence location and details. 2) Add note: Install and maintain all TESC measures according to approved plans, City of Edmonds standard details, and all other measures that may be required during construction.
