LIDAR map indicated severe erosion hazard due to a consistent critical slope of approximately 33% as well as the presence of soil types that may experience severe erosion. Site visit aligned with the mapped data. The lot slopes downward at a consistent rate from East to West. No trees were present; however native vegetation was present. Site is directly adjacent to landside hazard area (<50') in abutting lot to the North. The adjacent lot is 19128 94th Ave W, Parcel #0043460006102 (formally known as 19118 94th Ave W, and/or Lot A). Abutting lot shows landslide potential with slope in Eastern portion of lot in excess of 40%. What does this mean? The critical area regulations are only triggered when an alteration is proposed to a critical area or its buffer. However, once an alteration in or near critical area is proposed, critical area studies and City review and approval may be required. What is an `Alteration'? According to Section 23.40.005 of the Edmonds Community Development Code (ECDC): "Alteration" means any human -induced action which changes the existing conditions of a critical area or its buffer.
