Please find the following responses: Plan Check Item #1: Please provide structural calculations for the repair/replacement of the structural components for the scope of work that is being performed for this project. Response to Comment #1: The work proposed by this project is to reinstate damaged framing and/or sheathing in like -kind when encountering through the course of the work per the provisions of Chapter 7 Alterations - Level 1 of the 2021 Washington State Existing Building Code. Should major modifications to the structure be required upon discovery of major damage that cannot be remediated in like kind via the allowances of Chapter 7, engineering will be performed and submitted as required. At this time, our understanding of the existing buildings' condition does not lead us to believe that such engineering services will be necessary and associated calculations are not being submitted as a result. Annotation related to this Plan Check item has been added to sheet A000 and is dated 18 Mar 2024. 2. Plan Check Item #2: Please clarify the fire rated assembly for the areas of roof that has crickets and o ver framing. Response to Comment #2: Based on the original construction documents, the building has a sprinkler system which we understand to be an NFPA 13R-compliant system. The original construction records available for the project identify the construction Type as V- 1 hour which is equivalent to the current Type VA. Table 601 requires a 1-hour fire -rated assembly based on this construction type. The record drawings and our on -site observations have identified two layers of 5/8" gypsum board applied directly to framing. The project records do not identify a specific UL or GA rated assembly for the construction r� UJ U certasolutions.com Page 1 of 2 of this assembly. As a result, we have assumed that any work to reinstate impacted gypsum board is Gypsum Association GA File No. RC 2601. This has been noted on Sheet A101 and is dated 18 Mar 2024. 3. Plan Check Item #3: Please clearly demonstrate on the plans that this project would/will not need to meet the requirements of RCW64.55 as seen below. Pursuant to RCW 64.55, all applications for construction of multi -unit residential buildings must include building enclosure design documents that identify the building enclosure, including but not limited to, waterproofing, weather proofing and/or otherwise protected from water or moisture intrusion. The building enclosure documents must contain a stamped statement by the person stamping the building enclosure design documents stating, in substantially the following forma "The undersigned has provided building enclosure documents that in my professional judgment are appropriate to satisfy the requirements of RCW 64.55.005 through 64.55.090. " Additionally, all multi -unit residential buildings are required to ha ve the building enclosure inspected by a qualified building enclosure inspector during the course of construction. This inspection is to be completed by a third party, independent inspector. The City may not issue a Certificate of Occupancy until the qualified, third party independent inspector prepares a report and submits to the building department a signed letter certifying that the building enclosure has been inspected during the course of construction and that the construction is in substantial compliance with the building enclosure design documents. The requirement for third party inspection needs to be specified on the plans.
