Site Assessment and Preparation: Comprehensive inspection and preparation of the project site to ensure optimal conditions for siding installation. Here detailed cost estimation, inclusive of all materials, labor, and additional services required for the completion of this project. An experienced project manager will oversee this project, ensuring the management of high -quality construction projects. Regular updates will be communicated through weekly updates to ensure the project remains on schedule and any issues are promptly addressed. Contractor shall pay Subcontractor the amount reflected on the subcontractor's invoice for the portion of the work completed. Contractor shall issue payment on the next applicable pay period after the submittal of the invoice by the subcontractor, no later than 30 days after the date of the invoice. If work begins before executed contract these terms shall apply. PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 BLD2024-1157 RES U B 10/20/24 Update Oct 21 2024 TO: N1ar1SSa Ruder OF EDMONDS DEVELOPMENT DEVELOPMENT SERVICES DEPARTMENT RE: Plan Check: BLD2024-1157 Project Address: 250 Beach PI Project: REEF APTS- REPLACE SIDING, ONE SIDE Response to Plan Review Comments: 1)Please provide a site plan that clearly identifies the existing structures and property lines for the proposed project. Indicate the Fire Separation Distance of 0'-0" from the property line and the exterior wall included in the project. Site Plan updated. Note that the Fire Separation Distance is >20' 6" due to public ROW. This has been noted on the Site Plan. This is documented in email dated 08/27/24 from Marissa Ruder at the City of Edmonds. "The exterior wall in question is along a public ROW and public access which accommodates an existing fire separation distance of over 20'-6". This in turn does not trigger the need for a fire rated assembly. The proposed cementitious fiberboard panel rainscreen system will be acceptable from the building department..." 2)Please provide a detail or description of the proposed wall assembly and demonstrate how this brings the exterior wall into compliance. Per the recorded email correspondence from August 26, 2024, it was indicated the exiting brick veneer wall assembly was non -conforming and over the property line approximately 1-3/8". The bricks will be removed exposing the existing wall sheathing. The new wall assembly will consist of a Tyvek wrap, furring, and the Hardie Panels. The wall will be wrapped in Tyvek Commercial Wrap, 1" Furring strips will be applied over the wrap followed by the James Hardie Panels. • The existing brick wall is made of bricks which are 3.625" thick. The new siding system has a thickness of 1.3125" = (1" Furring + 5/16" Cement Fiber board). This will pull the wall in by 2.3125" eliminating the overhang of the property line. 3)The energy code referenced is the incorrect code cycle; the City of Edmonds adopted the 2021 WSEC as of March 15, 2024. Although this project does not trigger energy code compliance if the wall, floor, ceiling cavities are not exposed during construction. Please provide up to date energy code compliance. • Updated. 4)Structural repair is not included in the scope for this permit. If it is found that structural repairs are needed a separate permit must be submitted to the city for approval, and plans must be stamped and signed by the engineer of record. • Understood.
