Answers to your questions: • Some level of building code analysis of building including construction type Type V, occupancy group (R2?) R2 • Construction details for how the wall is built and will be altered. Wall is currently wood frame construction with exterior sheathing followed by a brick veneer. The alteration will be removal of the brick veneer, wrap in a moisture barrier, add furring to level the wall surface for installation of Cement Fiber Board Panels. No changes to the framing or sheathing are planned, this will only change the siding material. • Site plan with dimensions (width of ROW) Included in site plan • Staging area Identified on site plan. Under carport and on subject parcel in front of two leftmost parking stalls. • Clarification of the designation/ownership of the parking area. Parcel #27032300415300 owned by the City of Edmonds. The building code wants to know if it is true ROW, or meets the definition of public way. Parking appears to abut the end of Beach Place and continue onto Olympic Beach Park. Perhaps this makes this a public way. If that is the case, do I use a different permit than the ROW permit? The distance shall be measured at right angles from the face of the wall. The exterior wall in question is along a public ROW and public access which accommodates an existing fire separation distance of over 20'-6". This in turn does not trigger the need for a fire rated assembly. The proposed cementitious fiberboard panel rainscreen system will be acceptable from the building department and will allow the exterior wall to be pulled within the property line, where the existing brick veneer finish exceeds 1-3/8".
