In addition, we request that the contractor provide protection for the hallway carpets during the remodel. With the remodel beginning so soon after the walkways are coated, we ask they be vigilant to avoid damage since the "cure" time is weather dependent. Have them notify Harley ASAP if there are any issues. Also, with limited space in the alley and parking area, we request that the contractor prioritize the bathroom plumbing to limit the time that a sani-can is located on the property. We have several units that will be going up for sale which may involve move -in or move -out situations, competing for space, and aesthetics. Plus, coordinating with garbage and recycling pickup when refreshing or moving the sani-can creates extra work for Board members. The preferred place for the sani-can would be the space currently occupied by the recycling bin. Please inform the Property Manager and Board before large trucks or deliveries occur so that we may coordinate with the HOA. Other owners may have scheduled deliveries as welt. We realize you will need to live off -site during the remodel, but we prefer you to be here for large deliveries/pickups for the above reasons. If a truck is blocking access, please have someone stationed by the truck so it can be moved, if necessary, per our R&R's. If glass panels on the deck can be removed safely, you may use your deck for some deliveries or demo. Any damage to panels or the deck will be at your expense. Please observe height limits for trucks that go beyond the portico. The owner is responsible for installing and removal of elevator pads as needed. Please provide a copy of the Construction Guidelines for your contractor's information, post permits and send copies after inspections are complete for our files. Edmonds, WA 98020 Attn: Planning Department Re: Unit 206, Edmonds Camelot Condominium 510 Forsyth Lane, Edmonds WA 98020 To whom it may concern, April Cook, the owner of Unit 206, has requested permission for a full-scale remodel of her unit. The HOA Board has approved this remodel, with the final determinations to be made by the City of Edmonds where structure and codes are concerned. Her request is as follows: • Remove load bearing wall and post between kitchen and living room. Add post and support beam per request by Architect and Sideway Engineers. Further documents can be provided by the owner. (Drawings provided by owner). • Install new counters, sink, disposal, countertops and cabinetry in kitchen. Plumbing and electrical will be relocated and updated as required. New power plugs for microwave and island wilt be added. • The bathroom will be gutted. New fixtures and cabinetry to be added or relocated per request. Plumbing and electrical will be updated as required. • Twelve can lights with switches to be installed in the living room. • Install electric heating in floors. All floors will be removed and replaced with hardwood flooring. We have made this concession to our Construction Guidelines since there are no units on either side or beneath that would cause concern for noise. • New doors, trim, and baseboards throughout. • Due to the extensive remodel, the HOA requests the contractor install a water shut-off valve for the entire unit, if possible, to limit water shut-off to the entire building.
