The remodel work will remove a bearing wall separating the kitchen from the living room and replace it with a beam spanning between the remaining interior wall to the exterior wall of the unit. The support columns will be continued down to the existing foundation in the basement below. A small portion of the original construction documents for the building were provided to us for use. Additionally we visited the site once a portion of the ceiling had been removed to confirm the existing framing systems. Scope of Work Provide gravity calculations for the proposed remodel as required to obtain a building permit. Provide framing plans and details as necessary for permit issuance. The lateral system of the structure is not changing therefore a lateral analysis was excluded from our scope of work. Design Criteria 2018 International Building Code (IBC) 2018 International Existing Building Code (IEBC) ASCE 7-16 Minimum Design Loads for Buildings and Other Structures Applicable Material Reference Standards (ACI, AISC, NDS) This is a Risk Category II structure designed for the following loads: Dead Loads Live Loads Project Summary 12psf (roof) 25psf (floors) 25psf (snow) 40psf (residential) The proposed remodel work as designed in the following calculations conforms to the 2018 IBC and IEBC. Refer to the construction drawings as well as the following calculations for structural framing requirements. Disclaimer This calculation package is based on the documentation that was available to us. Sidesway Engineering did not perform a complete as -built to verify the accuracy of all the provided data and we should be contacted if there are any discrepancies with the assumptions contained within these calculations.
