RE: Ream Remodel — Submittal Requirements Waivers
Dear Mr. Bjorback,
The Ream project consists of construction of an unheated storage area in the existing
garage, minor non-structural wall adjustments, installation of a pocket door in a non-
structural wall, and replacing two small windows with a larger one where we have
specified a header from the IRC table. Due to this limited scope, we are requesting a
waiver from the following submittal requirements:
• Structural calculations
• Energy Code Compliance Information
• Mechanical
• Asbestos Abatement
• Electric Vehicle Ready
• Material Management
Our reasoning for each follows.
Structural calculations — there is no alteration to the structural integrity of the existing
building. The header for the new window is code compliant based on the tables
provided in the IRC and details for installation are included. No calculations need to be
produced.
Energy Code Compliance Information — There is no change to the existing building
envelope, save the new window which has been provided with a note to ensure it meets
a minimum U value of 0.30. The newly defined storage room is in unconditioned space
and will be unconditioned. The door to this area is being enlarged (2'-10" to 3'-0") and
notes have been provided to ensure code compliance. Lastly, we have provided a note
that if there are new lighting fixtures they need to be L.E.D., which will be more energy
efficient than the existing lighting, meeting the requirements of WSEC section R503 for
alterations.
Mechanical — Mechanical permits are listed on the Coversheet as deferred. No
alterations to the mechanical system are expected. If there are alterations required to
the mechanical system, the subcontractor will pull a separate permit.
Asbestos Abatement — There are no demolition areas that we expect to encounter
asbestos. This project is below the 750 square feet and $75,000 valuation thresholds.
Electric Vehicle Ready — This project is below the 50% valuation threshold.
Material Management — This project is below the square foot and valuation thresholds.
