Re: Special Inspection Report for Foundation Repair — Support for the Vaaga Residence at
18427 79th Place West in Edmonds, Washington (Permit #BLD2024-0555)
Dear Eric:
We have verified that the helical piers described in our April 22t" repair plan for lifting and
stabilizing the northeast corner of the garage at the Vaaga Residence at 18427 79fh Place
West in Edmonds, Washington have been installed in accordance with our directions. The
left rear or northeast corner of the home had settled by up to 2-inches with additional
settlement along the north and east side walls. The Homeowner wanted this portion of the
foundation of the two-story structure to be lifted as much as possible and to ensure the
weight of the home was on the piers and permanently stabilized against any future
settlement.
I had specified the use of six (6) hydraulically driven helical piers to be installed under the
foundation along the north wall and around the northeast corner along a part of the rear or
east bearing wail. I had also called for steel angle extensions to be added on top of the
support brackets to prevent cracking of the foundation during the lift.
The pier installation was performed by Ram Jack West, certified installers for the Ram Jack
steel piers. The helical piers were started with the standard guide sleeves and used the low
profile 4036 brackets under the foundation along with the steel angle. These piers were
driven with the 7k drive head and the installation pressure varied from 2200 psi to 2500 psi
which exceeded the 15,000 pound capacity stated in the engineering. All of these piers
went to depths of 7 to 9 feet embedding in the glacial till gravel layer below.
In conclusion, the installation of six Ram Jack helical piers under the north and east side
walls of the Vaaga Residence at 18427 79tr� Place West in Edmonds, Washington was
completed in a professional and workmanship manner. In all cases the pier installation was
conducted per the Special Inspection criteria listed in the Ram Jack Legacy Report and is in
compliance with my recommendations and the standards of the steel pier industry.
