The ceiling joists run parallel to this wall and the wall lands between two joists. RESUB 5 Jul 12 2024 CITY OF EDMONDS DEVELOPMENTSERVICES DEPNRTMENT Window U-Factor • Storage Room: Pella Impervia, 8'0" x 3'0", double slider, U-factor of .25 (same window as in three other rooms of the house). • Master Bath: Pella Impervia, 3'6" x 1'6" awning style, U-factor of .25 Insulation R-Values • Walls: Rockwool R-15 mineral wool batts • Ceiling: R-30 fiberglass (existing) plus additional R-30 fiberglass or mineral wool • Note it will not be possible to meet the R-60 ceiling requirement near the edges of the walls due to the height constraint of the rafters. Mechanical • Extend existing HVAC ductwork to storage room. Will run through a chase from the crawlspace up to the attic and use a ceiling mounted register. • Install two bath fans in the master bath (one each 110cfm and 80cfm). • Replace the current half bath fan with a new 80cfm. • Tie all three to a common 6" duct that vents through the east end gable wall (approximately above the new shower location). Rough Plumbing • A contractor will be brought in for the rough plumbing. Looking for guidance on where to place the hold-down device. The picture below shows the suggested location at full height stud, but it could probably also be located at the corner (left side below) before framing the new window opening. Hold -Down Device Planning on using Simpson Strong -Tie Model HDU4 or HTT4 or an equivalent, specifications from the Simpson website show below.
