2. All Architectural work performed shall be in compliance with the 2021 International Residential
Code (I.R.C.) as amended by the City of Edmonds. All Structural work performed shall be in
compliance with the 2021 International Building Code (IRC) as amended by the City of Edmonds.
3. Contractor shall verify all existing conditions, grades, and dimensions shown before commencing
work.
4. All Elevator and Electrical work shall be bidder design.
5. Dimensions shown are to finish face of existing walls, to stud face of new walls, to centerline of
post, to centerline of window and door openings and to face of concrete wall, U.N.O.
6. All NEW exterior walls are 2x6 studs unless noted otherwise. All existing and new interior walls are
2x4 studs unless noted otherwise.
7. Provide rigid or flexible flashing as needed at all exterior wall and roof openings to be water tight
and to maintain positve water drainage away from structure caused by exposure to wind -driven rain
and storm water. Head flash and pan flash all new window and door openings.
8. All plumbing, HVAC, and electrical vent openings and penetrations that occur on exterior of
building shall be visually coordinated and arranged neatly. Review placement with Owner before
cutting / installing.
