This memo serves to provide a drainage assessment for the property located at 17606 72"d Ave W
Edmonds, WA 98026. The purpose of this assessment is to outline the drainage considerations for the
property, specifically addressing the allowable impervious surface area per recorded documents.
Parcel Number: 00513600000100
Total Lot Size: 12,528 SF
Allowable Impervious Surface Area: 4,384 square feet
Based on the recorded plat documents and approved drainage report and plans for this property, the
property is allowed 4,384 SF of impervious surface area. The Site Plan associated with this building permit
submittal shows the impervious area to be less than this maximum allowed area.
The proposed driveway is to be constructed with pervious concrete in accordance with the drainage
report and plans of the approved short plat. This is to use the SD-622 detail for construction. This
driveway being pervious, does not contribute against the allowed impervious area for the site.
Regular maintenance and inspection of drainage features such as the pervious driveway and infiltration
trenches are also recommended to ensure continued function and to reduce long term plugging. These
maintenance requirements are detailed in Appendix E of the Drainage Report for the plat.
