RESUB2 BLD2023-1244+FOR REFERENCE- PLN REVISION+4.10.2024_12.05.36_PM+4188193RAM Engineering March 27, 2024 City of Edmonds Development Services Department 121 5th Avenue North Edmonds, WA 98020 RE: Select Homes 3-lot Short Plat at 22214 981h Ave W, PLN2022-0088 Preliminary Plat Minor Revision Request RAM Job No. 21-011 Dear Staff: This letter summarizes a preliminary plat minor revision request to the Select Homes 98th Ave W Short Plat on behalf of the applicant Select Homes. The applicant proposes to make minor internal lot line changes and eliminate Tract 998 of the approved preliminary plat. The minor changes are necessary to maintain the proposed site development and retaining wall location adjacent to existing trees to be retained (originally located in Tract 998). Tract 998 has been eliminated and the area transferred to proposed Lot 3. This will allow the proposed retaining wall along the easterly edge of the shared access to lots 2 and 3 to remain in a location that originally was a building setback area along an internal lot line of the short plat. Easements have been added to lot 3 to maintain existing tree retention, access to lot 2, and utilities for the short plat. Additionally, lot areas of lot 2 and 3 have been updated accordingly.
