Project Description
Sidesway Engineering was retained by PNW Design & Remodel to perform analysis and design as
necessary to obtain a building permit for the proposed remodel at the existing single family residence
located at 1055 Daley Street in Edmonds. The remodel work includes the removal of the interior bearing
wall on the main floor to open up the kitchen to the dining room.
The existing home is conventionally framed with wood atop a continuous exterior daylight basement wall
and footing. The original house plans were not available for our use and the existing house framing and
dimensions were obtained during a site visit performed by our firm.
During the site visit, we observed that the upper floor framing consists of 2x6 rough sawn joists at 21"oc
spanning approximately 12'. These joists support the floor and roof framing above. Since the framing will
be exposed during the kitchen remodel, we recommend upgrading these joists to meet current code
requirements by adding 1.75" x 5.5" LVLs between each existing joist. Similarly, the main floor system
consists of 2x8 joists at 24"oc. These meet code requirements, however deflect 0.51" or L/269. To
increase stiffness and prevent non-structural damage in the new kitchen, we also recommend doubling up
these joists as well for the extent of the remodel.
Scope of Work
Provide gravity calculations for the proposed remodel as required to obtain a building permit. The interior
remodel work does not affect the existing lateral system of the house, and therefore wind and seismic
analysis was excluded from our scope of work.
