Re: Martinez ADU Post Permit Revision # 1 - BLD2023-1236
This memo is regarding the proposed Post Permit Revisions to the architectural
& structural drawings dated 19 April 2024. The changes to the architectural &
structural plans have been clouded in blue and marked with a Delta 5. Below
is the list of the proposed revisions to the design.
1 ) The floor framing between the ADU & the upper floor of the main house
consists of (3) framing types: a) Existing 2x car decking on 4x8 beams at
4'-o"oc. b) Existing 2x13's @ 13" oc, c) new 9.5" TJI joists. We propose to
replace details 3 & 5/A7 with alternate 1 hour fire separate details on sheets
FP-1 & FP-2 provided by Mannex Engineering. The new details eliminate the
Exacor sheathing on top of the floor sheathing and achieve 1 hour ratings
using existing framing, sheathing & furred gypsum sheathing layers from
below.
2) The upper floor joists in the new addition portion of the project have been
revised to either 1 .75 x 9.25 Microlam joists or 2x10 DF joists as noted on the
revised structural framing plan. The final option chosen will depend on
cost. No other structural details will change as a result of this revision to
the joists.
The goal of these revisions is to increase the ceiling height and provide one
method of 1 hour fire separation using 2x10 nominal framing sizes across the
length of the ADU & adjacent bedroom.
