Residential property owner proposes:
1. replace existing 10' x14' (140sgft) shed with a 20' x 29'11" (598sgft) accessory building
(not and ADU, not a garage). New building location at NW corner of property covers
impervious surface footprint of old shed. New building adds 458.33sgft of new
impervious surface to property.
2. construction of new deck to North side of existing house. An 18" eave overhangs a
portion of the deck so that portion does not count toward new impermeable surface. An
existing 5' wide walkway passes under proposed 7%'x20%' deck and that area also does
not count toward new impermeable surface. Deck area overhanging beyond the
walkway adds 51.25sgft of new impermeable surface to property. The reason it is
impermeable is this deck has a TREX® Rain Guard system which will divert rainwater and
drain it to the adjacent raised garden, while the area below the deck stays dry.
There is no additional driveway access being built as this project is not a garage. Temporary
construction access will be restored at close of project. Net new impermeable surface added to
property is 539.58sgft (reference Impervious Area Chart in drawing notes). This project does not
cross threshold of Stormwater Covenant requirement which is 2000sq' of all new and/or replaced
impervious areas.
Highest point of roof will be below the 15' above average ground level height restriction, and the
1 OFt side setback and at the 5' rear setback allowance, the limitations of the City of Edmonds for
RS-10 zone property, will be. maintained.
A previously proposed walkway roof connected to and supported by both the existing house and
new shop building is deleted.
Homeowner will obtain electrical permit through WWW.LNI.WA.GOV.
CAD file of AdvancedHousePlans document posted to WWWMYBUILDINGPERMIT.COM.

2. Original proposed walkway covering has been removed. New detached 598.33 square foot accessory building will not be connected to the
primary residence. The proposed accessory building will be a separate stand-alone structure and not a structural addition to the primary structure.
It is exempt from the RS-10 Zone minimum setback of 20' from the rear lot line (because it is less than 600 sf.) but will instead be at the
minimum rear setback of 5 feet (ECDC 16.20.OSO.C) and at the standard 10 foot setback from the North side property line.
