Project Description
Sidesway Engineering was retained by the homeowner to perform analysis and design as necessary to
obtain a building permit for the proposed remodel at the existing single-family residence located at 9015
218th Street S.W. in Edmonds. The remodel work includes the removal of the interior bearing wall on the
main floor to open up the kitchen to the living room. As part of this remodel, the brick/CMU chimney will
be removed as well.
The roof is a conventionally wood framed collar tie system and the floor is framed with joists spanning
between existing exterior strip footings and central post and beam lines. Some of the roof rafter braces
were removed at some point to accomodate attic storage and will be re -installed as part of the remodel.
The pertinent existing framing and dimensions were obtained by Sidesway during a field visit by our firm,
however we did not perform a complete as -built of the existing structure.
The interior remodel work does not affect the existing lateral system of the house, therefore wind and
seismic analysis was excluded from our scope of work. It is also our understanding that the homeowner is it
the process of applying for a building permit for a small addition on the north side of house which includes a
shed roof replacement with gable framing at the northwest corner of the house. This addition was
prescriptively designed by the homeowner and Sidesway was not involved in that project.
Scope of Work
Provide gravity calculations for the proposed remodel as required to obtain a building permit. Provide
hand drawn framing sketches and details as required for permitting.

The new framing as designed in the following calculations conforms to the 2018 IBC and IEBC. Refer to
the attached structural sketches and calculations for structural framing requirements.

This calculation package is based on the documentation that was available to us and information obtained
during our site visit. Sidesway Engineering did not perform a complete as -built to verify the accuracy of
data provided by the homeowner, and we should be contacted if there are any discrepancies with the
assumptions contained within these calculations. We assume the structure has no known deterioration or
damage that would adversely affect capacity.
