GENERAL NOTES 1. All codes listed on Cover Sheet shall apply to the construction of this project. The General Contractor shall verify all code requirements before commencement of construction and bring any discrepancies between code requirements and the construction documents to the attention of the Architect. 2. All work and all trades shall be in conformance with all federal, state and local codes, acts, handicap guidelines, manufacturer's recommendations, as well as industry standards of good practice. All equipment and building materials must satisfy the minimum standards of the required energy code. 3. It is the Contractor's responsibility to inspect and assess the project and to fulfill the intent of the work indicated by the contract documents. The Contractor is expected to provide an entirely finished product upon completion of construction, fulfilling the intent of the contract documents. 4. The Contractor shall keep a full set of construction documents at the job site at all times. Any additions and deviation from that indicated on the contract drawings shall be noted, explained and dated on this field set. The GC shall submit these as -built drawings to the Owner/Owner's Representative upon completion of the project. 5. The Contractor shall not consider general notes and construction notes to be all inclusive. 6. Details and sections on the drawings are taken at specific locations and are intended to serve as typical construction for all similar conditions. Modifications shall be made by the contractor to accommodate minor variations. 7. All details are meant to show minimum requirements. Any requirements of the manufacturer that exceed that indicated in the detail shall also be satisfied. 8. Enlarged drawings/details take precedence over smaller scale drawings. 9. The Contractor is solely responsible for all means and methods of construction. 10. The word "provide" is defined to mean the contractor shall furnish (order & purchase), and install the designated items or assemblies. 11. All materials, equipment, etc., shall be installed in a workmanlike manner, in accordance with manufacturer's recommendations and approved for use by governing agencies. 12. Any numerical quantities shown are approximate and are given to assist for estimating purposes only The Contractor shall be responsible for all final quantities. 13. Manufacturer's colors, finishes, etc, names, stock numbers, patterns, colors, textures, finishes, etc, noted are to establish a standard of quality (a basis of design) required for this project; The list is not intended to limit the selection of approved equals. 14. The Contractor shall utilize workmen proficient in the respective trade for which they are used, for example: roofers, sheet metal workers, caulkers, etc. Work done in an unskilled manner will be rejected by the Architect/Owner/Owner's representative. 15. The Contractor shall maintain the premises clean and free of all trash, debris and shall protect all adjacent work from damage, soiling, paint over -spray, etc. All fixtures, equipment, glazing, floors, etc., shall be left clean and ready for occupancy upon completion of the project. 16. The Contractor shall verify all dimensions and conditions on site and notify Architect of any discrepancies. 17. The Contractor shall coordinate all dimensions for prefabricated items with manufacturer's instructions and site conditions prior to the commencement of associated work. 18. The Contractor shall submit samples of all finishes of such size and number that they represent a reasonable distribution of color ranges and pattern prior to intsallation for Owner/Architect's approval. Contractor shall provide shop drawings and product data for Owner/Architect's approval on all special items requiring custom fabrication. 19. The Contractor shall provide 18-gauge sheet metal backing in partitions for all wall -mounted fixtures and devices unless indicated otherwise on the drawings. 20. Exsiting work damaged as a result of work done under this contract shall be repaired to original condition and finished to match adjacent finishes subject to Owner/Architect's approval and at no additional cost to the owner. 21. All existing electrical and mechanical equipment and services disrupted or removed during construction shall be restored and replaced unless noted otherwise. Fire/life safety systems to be maintained during construction. 22. The Contractor shall be responsible for the repair of any openings in walls, floors or ceilings that may be required for the installation of mechanical, electrical, plumbing and structural systems. The Contractor shall be responsible for the repair to match existing unless noted otherwise. Patched areas shall match existing. 23. Mechanical, electrical and plumbing permits to be filed separately. 24. All gypsum board partitions shall be taped spackled and sanded smooth with no visible joints. Patch and repair surfaces to match adjacent or adjoining surfaces where required. 25. New flooring shall be installed without noticable lumps or depressions, modify exsiting substrate as required. 26. All work shall be erected and installed level, square, true and plumb. 27. Refer to millwork shop drawings for details of installation and coordination between wall and millwork condtions 28. The contractor shall be responsible for verifying that sealant and other related flashing materials are compatible with each other by reviewing the manufacturer's literature of by contacting the manufacturer.
