ADDENDUM A - SITE PLAN NOTES
1. Rock Wall, Soils and Alpine Rockery
a. The existing rock wall located near the east boundary of the property has reported Toe
and Top elevations of 120.5± and 123.5±, respectively (See Exhibit A -Site Plan). As the
rock wall extends southerly into the backyard area it deflects in a westward direction
and slopes downward over the remaining 46 feet until the top height is at grade. Only
the rock wall that deflects away from the boundary with the dirt alley (along the east
boundary of the property) will be modified. The rock wall adjacent to the dirt alley will
not be modified or moved from its current location.
b. The rock retaining wall in backyard will be relocated as shown in Exhibit B-R1 (Backyard
Site Plan -Revised) to provide expanded backyard patio area. This will require the
excavation of approximately 28.4 cubic yards of soil all of which will be utilized in the
regrading of the patio and alpine rockery areas at the west end of the backyard project
area. Additional rock may be required to complete this portion of the relocated rock
retaining wall as the length of the wall will be approximately 20 feet longer due to the
alteration in the walls conformation.
c. The proposed swim spa installation will require excavating a 13.75' x 25.3' rectangular
area to a depth of 3.6' in order to partially recess the swim spa in a subterranean vault.
the ground. Approximately 47 cubic yards of soil will be cut for the swim spa vault with
the majority of the soil being used on site for the regrading of the patio area and the
westerly adjacent alpine rockery.
d. Existing boulders near the west side of the backyard patio will be rearranged as alpine
boulder outcroppings on a regraded slope.
e. Temporary erosion and sediment control (TESC) measures will be installed and
maintained according to approved plans and consistent with the City of Edmonds
standard details.
f. All areas subject to clearing and grading that have not been covered by impervious
surface, incorporated into a drainage facility or engineered as structural fill or slope
shall, at project completion, are to be compost amended in accordance with the
guidance of the 2019 Stormwater Management Manual for Western Washington,
Volume V - Chapter 11, BMP T5.13.
g. All healthy existing plants will be worked into the design or moved to another location
on site. Mulch will be spread in all plant beds following new plantings.

2. Swim Spa CITY OFEDMONDS

a. Anew Hydropool 19-foot Executive Trainer Swim Spa (Model SSI9EXET), measuring 220
inches in length, 93 inches in width, and 53 inches deep, and having a volume of 2,485
gallons, will be delivered by Aqua Quip and installed within new backyard patio area,
following manufacture's installation guidelines.
b. A new poured concrete 4-walled "vault" and 6-inch concrete base over a 8-10 inch
gravel sub -base will be constructed such that the Swim Spa will be partially recessed in
ground, leaving 24 inches of Swim Spa exposed above ground, and providing at least two
feet of clearance on all sides of spa, and approximately three feet of clearance at
equipment end of spa creating an accessible crawl space around Swim Spa (see Exhibits
E, F and G) in compliance with ISPSC 2018, Chapter 10, 1001.6 Access. A gravel drain and
sump pump with float will be installed at equipment end of Swim Spa, per
Manufacturer's Installation Guidelines, to provide appropriate drainage within "vault".
Insulation of "vault" walls will be installed per Manufacture's Installation Guidelines.
c. The Swim Spa will be installed per Manufacturer's recommendations and in accordance
with the International Swimming Pool and Spa Code (ISPSC-2018) for portable
residential spas and exercise spas (see 2018 ISPSC, Chapter 10, Section 1001.5
Installation).
d. The Manufacturer warrants that the Hydropool Model SS19EXET Swim Spa complies
with requirements set forth by the American National Standard Institute for Portable
Electric Spa Energy Efficiency (ANSI/APSP/ICC-14 2014), and is congruent with the 2018
Washington State Energy Code, R403.11 for portable spas. Further, the Manufacturer
warrants that the portable exercise spa is listed and labeled in compliance with UL 1563
or CSA C22.2 No 218.1
e. The Swim Spa will have a lockable, hard -surface, spa cover that will be utilized when
Swim Spa is not in use. The lockable cover design complies with the Barrier
Requirements of ASTM F1346, in accordance with ISPSC 2018, Chapter 3, 305.1 Barriers,
which is adopted without amendment by the Swimming Pool and Spa Code 2018 of
Washington State.
f. Final above -ground height of concrete vault will be approximately 22 inches, and will
provide clearance for construction of new surrounding spa deck, such that final deck
surface is immediately below lip of swim spa. Exterior surface of above -ground concrete
"vault" wall will be sand -blasted for enhanced aesthetic.
g. New decking will be constructed around perimeter of Swim Spa per Manufacturer's
Installation Guidelines to cover crawl space. A trap door within the new deck at the
equipment end of Swim Spa will be constructed to provide access to spa equipment

3. Hardscape
a. Existing aggregate concrete landings at the east end of the deck (24 square feet, SF) and
the laundry room door (20 SF) will be removed. A new backyard patio (total area
approximately 1,163± SF, gravel base, sand -set) will be installed at level 7" below
existing back deck. Final paver selection ( size, pattern, color, border) will be determined
by Owner prior to constructions
b. New Bluestone steps (total 6± steps, 5-7" rise, back-to-back) will be installed near NW
corner of new backyard patio in place of the existing natural stone steps to maintain the
connection between the backyard patio and adjacent paths along the west side of the
residence.
c. A new bluestone riser ( 4' L x 10" N x 7" rise) will be installed at back door.
4. Other Items
a. Existing irrigation system within backyard will be assessed and re -designed as needed to
aid in low maintenance and efficient utilization of water.
b. Low voltage, outdoor lighting will be installed which will include wall lighting of rock
retaining wall, stairway lighting on new bluestone steps, and up -lighting of relocated
coral bark maple.
c. New cedar fencing will replace the chain link fencing in the patio area to enhance
privacy.
