The proposed project is Lot B of the Iron Vista short plat (BLD2022-0926) The site area
of Lot B is 0.28 Acres. The site is currently undeveloped and exists as lawn with a few trees. The
site contains one drainage basin that slopes steeply to the west.
The proposal is to construct a single-family home on Lot B with a driveway and associated
utilities. The total new hard surface area for the lot will be 4,163 SF. The proposed impervious
surface will be detained by the detention pipe constructed with the Iron Vista short plat. The short
plat design has allowed for 4,163 SF of impervious area from Lot B. Post -Construction Soil
Quality and Depth BMP T.5.13 will be used to manage the pervious areas on Lot B.
