This memo supersedes the memo dated 03.04.24. This memo is provided in
conjunction with the updated 75% demolition form and updated plan set dated
03.12.24.
Project Revision:
The attached updated 75% demolition form is being provided in response to city
inspector's concerns regarding the 75% limit as outlined in the 10.26.23 version of
that form.
The first thing to note about the update is that the project budget numbers have been
revised to reflect the actual construction contract. The original form was submitted
well before the owners had a contractor on board and before any contract or
subcontract pricing was available. The numbers on the original form were derived
from an overall cost per square foot that was apportioned based on the line -item
costs from a recent new single-family home for which a complete construction
budget was available. When the foundation revision came up in October it was
decided to continue with the original estimate numbers just to keep things simple.
For this new revision the line items have been substituted with values from the actual
construction contract. The earlier numbers were weighted more heavily in some of
the areas that we are replacing (HVAC, cabinets and windows, for instance) simply
because the template budget had higher relative costs in those areas. This updated
version accurately the actual pricing.
Line item percentages have also been modified to reflect existing construction that
was demolished beyond the prescribed percentages, as well as some areas where
Less demolition was required and where the existing structure was left in place and
simply reinforced. These revised numbers reflect field measurements of existing
conditions as of 03.08.24 and related to new sheet A2.02 in the plan set which
diagrams the percentages of wall framing and siding. Other modifications have been
made to the plan set to reflect changes in window dimensions and locations.
• Floor Framing has been reduced to 26%. This reflects the actual area of floor
framing that was completely removed and replaced. These areas are indicated
on the revised demolition plan on sheet A2.0. The rest of the floor framing was
Left in place and reinforced.
• Floor insulation was completely removed from the calculation. That's
because there was no existing insulation to be demolished. There is new
insulation in the floor slab, but there was no analogous component removed.
• Wall framing and siding have been increased. These areas were demolished
to a higher degree than was proposed for practicality and constructability
reasons. Wall framing has been increased to 59% and siding has been increased
to 21 %. These areas are diagramed on new sheet A2.02
0 Roof framing, similar to floor framing, was left largely intact and
reinforced. The ridge board was replaced with a beam, but the existingjoists
were all left in place. Roof framing has been reduced to 5%.
Plumbing and HVAC have been increased to 100%.
Electrical has been increased to 95% (the old panel is still there).
